The homes behind the Urbanrise Whitefield floor plans run from one-bedroom apartments to four-bedroom homes, stacked in five high-rise wings in Hagadur village, Whitefield, East Bengaluru. This page sets out how many homes of each type the cleared plan holds, the plinth area it gives each one, the sizes being quoted in the market, how to read the area figures you will meet, and what to ask for when Urbanrise publishes floor plans. For layout judgement, Vaishnavi AT-One Life Phase 4 adds a same-city product-format lens around usable space, privacy, circulation, and how the home will work day to day.

Status as at 18 October 2026. Urbanrise Whitefield is a pre-launch project and is not registered with K-RERA. It holds its environmental clearance, granted on 8 August 2024; its building-plan sanction has not been published, and Urbanrise does not yet list the project on its own website. The launch date, possession timeline and prices have not been announced. Under section 3 of the RERA Act 2016, wait for the K-RERA registration before you pay anything.

Urbanrise Whitefield is the working name this site uses for the project; Urbanrise has not announced a brand name for the development, so the name may change.

Homes at Urbanrise Whitefield

Three-bedroom homes are the core of Urbanrise Whitefield: 216 of the 394 homes, more than half of the total, so the plan is built largely around 3 BHK flats in Whitefield. The environmental clearance granted on 8 August 2024 covers 394 homes in five residential wings, A1 to A5, each planned as two basements, ground and 15 upper floors, up to 48.30 m high, with a club house of two basements, ground and three upper floors, on 5 acres 25 guntas (about 5.6 acres) of land.

Home typeHomes in the cleared plan
1 BHK39
2 BHK64
3 BHK216
4 BHK75
Total394

Read across the four types, the plan leans towards larger homes. Add the three-bedroom and four-bedroom homes together and 291 of the 394 homes (216 + 75) have three or four bedrooms; the other 103 (39 + 64) have one or two. The 75 four-bedroom homes outnumber the 64 two-bedroom homes, which matters if you are weighing 4 BHK flats in Whitefield. For buyers looking at 2 BHK flats in Whitefield, the 64 two-bedroom homes are a smaller share of the plan, and the 39 one-bedroom homes are the smallest group.

Plans can change before registration, so check the figures the K-RERA registration records.

Plinth Areas in the Cleared Plan

Every home type at Urbanrise Whitefield comes in two sizes in the cleared plan, and the table gives each size with the number of homes planned at it. The square-foot figures are conversions at 10.7639 sq ft to the square metre, rounded to the nearest square foot.

Home typeHomes in the cleared planPlinth area per home
1 BHK3949 sq m (36 homes) or 60 sq m (3 homes), about 527 or 646 sq ft
2 BHK6490 sq m (2 homes) or 100 sq m (62 homes), about 969 or 1,076 sq ft
3 BHK216116 sq m (154 homes) or 122 sq m (62 homes), about 1,249 or 1,313 sq ft
4 BHK75147 sq m (30 homes) or 157 sq m (45 homes), about 1,582 or 1,690 sq ft
Total394

Plinth area is the measure the cleared plan uses for each home. It is not the carpet area that the K-RERA registration will record, nor the super built-up area that prices are often quoted on, so do not compare it directly with either.

How the Sizes Fall Within Each Type

The two sizes are not evenly split. In the one-bedroom and two-bedroom types, nearly every home is planned at one size: 36 of the 39 one-bedroom homes at 49 sq m, and 62 of the 64 two-bedroom homes at 100 sq m. The three-bedroom homes are split 154 at 116 sq m and 62 at 122 sq m, so the smaller three-bedroom size is the single most common home in the plan. In the four-bedroom type the larger size leads, with 45 of the 75 homes at 157 sq m and 30 at 147 sq m.

Home typePlinth area with the most homesHomes at that plinth area

2 BHK100 sq m, about 1,076 sq ft62 of 64
3 BHK116 sq m, about 1,249 sq ft154 of 216
4 BHK157 sq m, about 1,690 sq ft45 of 75

Urbanrise has not published which wings or floors each size sits on, so a size cannot yet be tied to a particular wing or floor.

Sizes in Circulation

Two- and three-bedroom homes are the ones most quoted in the market, and they are the only types with sizes in circulation.

Pre-launch material circulating in October 2026 quotes 2 BHK homes of about 1,310 to 1,387 sq ft and 3 BHK homes of about 1,800 to 1,860 sq ft, without stating the area basis; it quotes no sizes for 1 BHK or 4 BHK homes. Urbanrise has not published floor plans or confirmed these sizes.

Home typeSize quoted in the pre-launch materialArea basis
2 BHKabout 1,310 to 1,387 sq ftnot stated
3 BHKabout 1,800 to 1,860 sq ftnot stated

Because the area basis is not stated, these figures cannot be set beside the plinth areas in the cleared plan, and neither set should be turned into the other with an assumed loading. The figure that settles the size of a home is the carpet area the K-RERA registration records, and until that exists, treat every quoted size as unconfirmed.

Reading Area Figures

A floor plan for a 3 BHK at Urbanrise Whitefield, or for any other home, can carry several area figures, and each one answers a different question. Knowing which is which is the simplest protection against comparing unlike numbers.

AreaWhat it coversWhat to use it for
Carpet areaThe net usable floor area inside the apartment, including the internal partition walls but not the external walls, service shafts, an exclusive balcony or verandah, or an exclusive open terrace (the definition in the RERA Act 2016)The floor space you live in, and the fairest figure for comparing two homes; it is the area a K-RERA registration records
Built-up areaCarpet area plus the thickness of the walls, and often the exclusive balcony; developers define it differentlySeeing what the walls and balconies add to the usable space
Super built-up areaBuilt-up area plus a share of common areas such as lobbies, corridors, staircases and amenity spaces; the share differs from project to projectUnderstanding the area on which a rate per sq ft is often quoted
Plinth areaIn Indian building measurement, the covered built-up area of a floor measured at floor level, walls includedReading planning figures such as those in the cleared plan; not a measure prices are usually quoted on

To convert, multiply square metres by 10.7639 for square feet: 100 sq m is about 1,076 sq ft. A home's carpet area is always the smallest of these figures, and the super built-up area the largest, so the same home can be described by numbers several hundred square feet apart without anyone being wrong. The price page shows how the area basis changes what a rate per sq ft means.

Reading the Drawing Itself

When a floor plan arrives, read the room dimensions rather than the totals. Check the size of the living and dining space, each bedroom, the kitchen and each bathroom, note where the balconies and utility area fall, and see whether the bedrooms share a wall with a neighbouring home or a lift core. A typical floor drawing for the wing matters as much as the home drawing: it shows how many homes share a floor and a lift lobby, and where your home sits among them.

What to Ask for When Plans Arrive

These are the questions that turn a floor plan into a decision, and each answer is worth having in writing.

  1. The carpet area of each home type, as the K-RERA registration records it.
  2. The exclusive balcony, verandah and open terrace areas of each home, stated separately from the carpet area.
  3. The utility area, and whether it sits inside or outside the carpet area.
  4. The area on which any rate is quoted, and the carpet area as a share of it.
  5. How many homes of each type and size sit in each of the five wings, and on which floors.
  6. The typical floor drawing for each wing, with the lift and staircase cores marked.
  7. The car parking allocated to each home type. The cleared plan includes parking for 492 cars, about 1.25 spaces a home, and the clearance requires electric-vehicle charging for at least a quarter of the parking.
  8. The room dimensions for each home type, and confirmation that the plan attached to the agreement for sale matches the plan registered with K-RERA.

Floor Plan Status

Urbanrise Whitefield's home types and their plinth areas are on the record in the cleared plan; the drawings that turn them into floor plans are still to come.

Urbanrise Whitefield Floor Plans FAQs

Has Urbanrise published floor plans for Urbanrise Whitefield?

Not yet. As at 18 October 2026, Urbanrise has not published floor plan drawings, the carpet area of each home type, or how the home types are spread across the wings and floors. What is on the record is the cleared plan's mix of 1, 2, 3 and 4 BHK homes and the plinth area it gives each one. Treat any floor plan you are handed before the K-RERA registration as unconfirmed, and check it against the plan the registration records.

What are the plinth areas of the homes at Urbanrise Whitefield?

The cleared plan gives two plinth areas per type: 1 BHK 49 or 60 sq m (about 527 or 646 sq ft), 2 BHK 90 or 100 sq m (about 969 or 1,076 sq ft), 3 BHK 116 or 122 sq m (about 1,249 or 1,313 sq ft) and 4 BHK 147 or 157 sq m (about 1,582 or 1,690 sq ft). Plinth area is neither the carpet area a K-RERA registration records nor the super built-up area prices are often quoted on, so do not compare it with either.

What is the difference between carpet, built-up, super built-up and plinth area?

Carpet area is the net usable floor area inside an apartment, including internal partition walls but not external walls, service shafts, an exclusive balcony or an open terrace; it is the area a K-RERA registration records. Built-up area adds the walls and often the balcony. Super built-up area adds a share of common areas, and is often the basis of a rate per sq ft. Plinth area is the covered built-up area of a floor, walls included, used in planning figures such as the cleared plan's.

Are there 4 BHK homes at Urbanrise Whitefield?

Yes. The cleared plan has 75 four-bedroom homes, which outnumber its 64 two-bedroom homes. By plinth area, 45 of them are planned at 157 sq m, about 1,690 sq ft, and 30 at 147 sq m, about 1,582 sq ft. Plinth area is not carpet area, and Urbanrise has not published floor plans, carpet areas or prices for any home type, so ask for the carpet area of each 4 BHK home as the K-RERA registration records it.

Which home size is most common at Urbanrise Whitefield?

The smaller three-bedroom size is the single most common home in the cleared plan: 154 of the 216 three-bedroom homes are planned at 116 sq m of plinth area, about 1,249 sq ft, and the other 62 at 122 sq m, about 1,313 sq ft. Three-bedroom and four-bedroom homes together make up 291 of the 394 homes, and one-bedroom and two-bedroom homes the other 103. Urbanrise has not published which wings or floors each size sits on.

What should I ask for when Urbanrise Whitefield floor plans are released?

Ask for the carpet area of each home type as the K-RERA registration records it, with the balcony, verandah, open terrace and utility areas stated separately. Ask which area any rate is quoted on, and the carpet area as a share of it. Ask how many homes of each type sit in each of the five wings and on which floors, for the typical floor drawing of each wing, for the room dimensions, and for the parking allotted to each home type.
