Urbanrise Whitefield's 394 homes in Hagadur village, Whitefield, span one-bedroom to four-bedroom apartments in five high-rise wings, and this page is the budget companion to them until the Urbanrise Whitefield price is announced. It works out the statutory costs Karnataka fixes on any under-construction apartment in Whitefield, shows the starting prices two nearby registered projects state for their own homes, and lists the parts a price for each home will be built from. Vaishnavi AT-One Life Phase 4 is useful for the affordability lens because the real decision usually comes down to all-in cost, payment schedule, floor preference, and how much contingency the buyer keeps aside.

Status as at 18 October 2026. Urbanrise Whitefield is a pre-launch project and is not registered with K-RERA. It holds its environmental clearance, granted on 8 August 2024; its building-plan sanction has not been published, and Urbanrise does not yet list the project on its own website. The launch date, possession timeline and prices have not been announced. Under section 3 of the RERA Act 2016, wait for the K-RERA registration before you pay anything.

Urbanrise Whitefield is the working name this site uses for the project; Urbanrise has not announced a brand name for the development, so the name may change.

Pricing at Urbanrise Whitefield

The homes in the cleared plan are 39 one-bedroom, 64 two-bedroom, 216 three-bedroom and 75 four-bedroom apartments, set in wings of two basements, ground and 15 upper floors on 5 acres 25 guntas in Hagadur, within the Bengaluru East City Corporation. A price for any of them will rest on its type, its size, its floor and what the figure includes.

Urbanrise has not announced prices for Urbanrise Whitefield, and this site quotes none. It does not estimate one either, because a figure built from other projects' prices would carry their sizes, stages and inclusions rather than this project's.

If you are weighing what a 3 BHK or a 2 BHK costs in Whitefield, Urbanrise Whitefield has no price for either yet. What can be worked out today is the part of the cost the law fixes, and that is the next section.

Statutory Costs in Karnataka

A home in Whitefield carries stamp duty, a cess, a surcharge, a registration fee and, while it is under construction, GST, on top of its price. On a home above ₹45 lakh in Whitefield, inside the Bengaluru East City Corporation, stamp duty, cess and surcharge come to 5.60%, the registration fee is 2% and GST on an under-construction apartment is 5% effective: about 12.60% in all, or about ₹12.60 lakh per ₹1 crore of agreement value.

ComponentRateBasis
Stamp duty (home above ₹45 lakh)5%Of the higher of the agreement value and the guidance value
Cess10% of the duty = 0.5%
Surcharge2% of the duty = 0.1% inside a city corporation, as in Whitefield
Effective stamp duty in Whitefield5.60%5% x (1 + 0.10 + 0.02)
Registration fee2%The rate in force since 31 August 2025
GST, under-construction apartment, not affordable housing5% effective, no input tax credit7.5% on two-thirds of the agreement value, one-third being treated as the value of the land
All-in over the agreement value12.60%5.60 + 2 + 5 = 12.60

A Worked Example

Here is the same arithmetic on an illustration of ₹1 crore of agreement value. It is a worked example, not a price for Urbanrise Whitefield.

ComponentBasisAmount
Agreement value (illustration)₹1,00,00,000
GST5% effective₹5,00,000
Stamp duty5%₹5,00,000
Cess10% of the duty₹50,000
Surcharge2% of the duty (inside a city corporation)₹10,000
Registration fee2%₹2,00,000
Statutory costs₹12,60,000 (12.60%)
Outlay before other charges₹1,12,60,000

The parts add up as they should: ₹5,00,000 + ₹5,00,000 + ₹50,000 + ₹10,000 + ₹2,00,000 = ₹12,60,000. Because every component is a percentage, the costs scale in a straight line, and each ₹10 lakh of agreement value adds ₹1,26,000 (12.60% of ₹10,00,000).

How Each Charge Is Levied

Stamp duty and the registration fee are charged on the higher of the agreement value and the government guidance value for the property, so if the guidance value is the higher of the two, the duty and the fee follow it. GST is charged on the agreement value of a home bought while it is under construction, and it is not charged on a home bought after its completion certificate is issued. The surcharge band here is the city-corporation band, since Hagadur lies within the Bengaluru East City Corporation.

Car parking, club membership, deposits, any corpus, legal and loan charges are not announced for this project and are not in the percentages above. Confirm the figures with the sub-registrar before you budget.

Starting Prices Nearby Projects State

Two nearby registered apartment projects publish starting prices for their own homes, each on its developer's own page. They show how figures in this market are stated, and why two starting prices cannot simply be set side by side.

ProjectDeveloperStarting price the developer states (18 October 2026)Area basis on that pageK-RERA registration
Cloud ForestAlembic (K-RERA promoter Shreno Limited)₹2.30 crore, starting price for its 3.5, 3 and 2 BHK apartmentsCarpet area shown for the home types (936 to 1,471 sq ft); which size the price buys is not statedPRM/KA/RERA/1251/446/PR/250625/007869, registered 25 June 2025
DSR EvoqDSR (K-RERA promoter DSR Green Homes)₹1.46 crore, starting price for its 2, 3 and 4 BHK homes, all inclusiveSizes shown without a stated basis; the figure is all-inclusive, unlike a base pricePRM/KA/RERA/1251/446/PR/271025/008195, registered 27 October 2025

Each figure is that project's own published starting price, not an estimate for Urbanrise Whitefield. One is stated as all-inclusive and the other does not say what it includes, and neither states the size it buys, so the two are not directly comparable and no rate per sq ft can be worked out.

A starting price is the lowest figure a developer quotes. Read it with three questions: which home and size it buys, which area it is quoted on, and what it includes. A base price leaves the statutory costs above and the other charges to be added; an all-inclusive figure folds some or all of them in, and the developer's page is the place to check which. Registration matters too: both projects carry K-RERA numbers, which you can match against the registration before you rely on any figure.

What a Price Will Depend On

A price for an Urbanrise Whitefield home will be assembled from several parts, and each one can move the total for two homes of the same type. None of these has been announced as at 18 October 2026.

FactorWhat the cleared plan showsWhat to ask
Area basisPlinth areas only; no carpet area publishedWhich area the rate is quoted on: carpet, built-up or super built-up

Reading a Rate per sq ft

Whitefield property rates are often quoted per sq ft, and a rate per sq ft is only as useful as the area it is quoted on. If a rate is quoted on the super built-up area, the cost of each square foot you actually live in is higher, by a factor that depends on how much of that area is carpet area. The table uses round illustrations, not Urbanrise Whitefield figures.

Carpet area as a share of the quoted area (illustration)Cost per sq ft of carpet, as a multiple of the quoted rate
65%100 / 65 = 1.54 times
70%100 / 70 = 1.43 times
75%100 / 75 = 1.33 times
80%100 / 80 = 1.25 times

Two homes quoted at the same rate can therefore cost quite different amounts per sq ft of usable space. Ask for the carpet area and the quoted area together, and work out the share yourself. The floor plans page explains each area figure and the plinth areas in the cleared plan.

A Budget That Holds Up

When prices are announced, build the full outlay from three parts: the agreement value, the statutory costs above (about 12.60% of the agreement value in Whitefield), and the charges billed outside the agreement value, such as parking, club membership, deposits and the corpus. Ask for every line in writing, with the area basis for the rate, and check which items carry GST of their own. For buyers already comfortable with the Urbanrise name, Urbanrise Begur Koppa Road adds a local portfolio lens without skipping the practical checks around cost and daily use.

Before You Pay

The first payment for an Urbanrise Whitefield home belongs after the project's K-RERA registration, not before it. Not registered with K-RERA as at 18 October 2026. No registration number has been announced. Under section 3 of the RERA Act 2016, wait for the K-RERA registration before you pay anything.

A genuine Karnataka project registration number contains /PR/. When Urbanrise Whitefield is registered, check that the number, the promoter's name and the proposed completion date on the registration match what you are told, and pay only under an agreement for sale that names the registered project and its registration number. Treat any price, rate or payment plan you are quoted before the K-RERA registration as unconfirmed. The overview shows the project's approvals and how to check the registration, the FAQs answer the common questions on cost and status, and the contact page is where you can ask to hear when prices are published.

Urbanrise Whitefield Price FAQs

How is GST worked out on an under-construction apartment?

GST on an under-construction apartment is charged at 7.5% on two-thirds of the agreement value, the remaining third being treated as the value of the land, which works out to 5% effective, with no input tax credit. On ₹1 crore of agreement value that is ₹5,00,000. A home bought after its completion certificate is issued carries no GST. Stamp duty and the registration fee are charged on the higher of the agreement value and the government guidance value, so confirm the figures with the sub-registrar before you budget.

What is the price of a 2 BHK or 3 BHK in Whitefield, Bangalore?

Urbanrise has not announced prices for Urbanrise Whitefield, and this site quotes none for its 64 two-bedroom or 216 three-bedroom homes. Two nearby registered projects state their own starting prices, as at 18 October 2026: Cloud Forest, by Alembic, ₹2.30 crore for its 3.5, 3 and 2 BHK apartments, and DSR Evoq, by DSR, ₹1.46 crore, all inclusive, for its 2, 3 and 4 BHK homes. Neither states the size its figure buys, and neither is an estimate for Urbanrise Whitefield.

How should I read a rate per sq ft for a Whitefield apartment?

A rate per sq ft is only as useful as the area it is quoted on. If a rate is quoted on the super built-up area and the carpet area is 70% of that area, each square foot you actually live in costs about 1.43 times the quoted rate (100 / 70). Ask for the carpet area and the quoted area together, and work out the share yourself. Urbanrise has not announced a rate for Urbanrise Whitefield, and the cleared plan gives plinth areas only.

What charges could be added to an Urbanrise Whitefield price?

Beyond the agreement value and the statutory costs, a price can carry car parking, club membership, deposits, maintenance, a corpus, and legal and loan charges. None of these has been announced for Urbanrise Whitefield, and none is in the 12.60% statutory figure. The clearance expects purchase agreements to provide for maintaining the environmental systems after handover, funded by a corpus, so ask what that charge will be. Ask for every line in writing, and check which items carry GST of their own.

Is stamp duty charged on the agreement value or the guidance value?

Stamp duty and the registration fee are charged on the higher of the agreement value and the government guidance value, so if the guidance value is the higher of the two, the duty and the fee follow it. In Whitefield the surcharge falls in the city-corporation band, since Hagadur lies within the Bengaluru East City Corporation. Because every component is a percentage, each ₹10 lakh of agreement value adds ₹1,26,000 in statutory costs. Confirm the figures with the sub-registrar before you budget.

Why does this site not estimate a price for Urbanrise Whitefield?

Urbanrise has not announced prices for Urbanrise Whitefield, and this site quotes none. A figure built from other projects' prices would carry their sizes, stages and inclusions rather than this project's, and no carpet area has been published to set a rate against. A price for each home will rest on its type, its size, its floor and what the figure includes. Treat any price, rate or payment plan you are quoted before the K-RERA registration as unconfirmed.
