The Site and Its Surroundings
The parcel is about 6.25 acres, of which 25 guntas is government land reserved for a stream channel, and it meets the approach road at its south-east corner. The other 5 acres 25 guntas (about 5.6 acres) is the land the cleared plan covers.
A tertiary stream channel, or nala, runs within the site, along its north and west edges and across its southern part, and the plan keeps a 15 m buffer along it; a secondary nala runs outside the southern boundary, with a 25 m buffer. The 25 guntas of government land that carry the stream channel were realigned within the site by an order of the Deputy Commissioner of Bengaluru Urban on 4 March 2024, and the clearance requires that land to stay open to the public, unbuilt and planted. The plan also sets land aside for two master-plan roads of the Revised Master Plan 2015: an 18 m road across the southern part of the site, just north of the parks and open space that line its southern boundary, and a 15 m road along the east edge.
These edges shape how the five wings, the club house and the landscaped open space sit on the land, and the master plan page walks through the layout in figures.
Buyer Diligence for Hagadur
Hagadur's roads, water and drainage are worth seeing at first hand, and the table sets out what is known about each as at 18 October 2026 and what to check before you commit.
| Topic | What is known | What to check |
|---|---|---|
| Civic body | Within the Bengaluru East City Corporation, constituted in September 2025 | The civic body named on the building-plan sanction, when it is published |
| Zoning and land use | Under the Bangalore Development Authority's Revised Master Plan 2015, the site is zoned Residential (Main), and the land has been converted to residential use (in 2022) | A zone is not a sanction: ask for the building-plan sanction, which has not been published |
| Hope Farm junction | An underpass is being built at Hope Farm junction, a known bottleneck; in July 2026 the city corporation ordered the work expedited | Expect works on routes through the junction until the underpass opens |
| Traffic | Bengaluru's traffic police count the Whitefield and Mahadevapura zones among the city's most congested, as reported in April 2026 | Visit at a working-day peak |
| Road widening | The master plan proposes widening Vijayanagar Main Road from 18 m to 24 m and Whitefield Main Road from 27 m to 45 m | Treat both as plans, not a timetable |
| Water | The clearance plans for fresh water from BWSSB, the city's water board, with treated water recycled for flushing, and it requires an assured water supply to be in place before construction starts. No water connection for the project has been published, so ask for the water-board approval. Hagadur is among the villages covered by BWSSB's Cauvery Stage V scheme, inaugurated in October 2024; being in that area does not by itself mean the project has a connection | The water-board approval and the assured supply, in writing |
| Height and aerodromes | The wings are planned up to 48.30 m high. The filing includes an Airports Authority of India height clearance for the building height, dated 16 June 2023 and valid to 15 June 2031; it does not cover the HAL airfield, so ask whether that clearance has been obtained as well | Both height clearances |
| Rain and drainage | Whitefield, Mahadevapura and Varthur were among the areas hardest hit by the downpour of 20 June 2026, as reported at the time; with a stream channel within the site, ask how the storm-water drains are designed. The cleared plan routes excess run-off to the storm-water drain on the east side and recharges rainwater through 18 pits | The approach road after heavy rain, and the drainage design in writing |
